   How long need I to wait to own the apartment after booking?

Construction duration will depend on various factors such as size of home, time of year and selection progression. Soon after the completion of the project the apartment will be tendered to the customer.


   Is Romaa a certified builder?

Yes, we have been certified with the prestigious ISO 9001-2000 Quality Certification. Romaa is also a recognised member of the KBA, Kerala Builders Association.


   What is the required deposit and when is the balance due?

The booking amount can vary according to different apartment projects. After the booking, 30% of the total cost is to be paid on execution of Agreement within a month. Balance in equal monthly / quarterly instalments.


   How am I to make the payments towards Romaa Builders?

All payments are to be made only by Demand draft or Post Dated Cheques favouring ‘Romaa Builders’ payable at Ernakulam.


   Are the prices subject to fluctuations vis-à-vis material costs or similar costs?

Once allotted and agreement signed, the PRICES ARE FINAL.

   What would be the additional expenses?

All statutory payments like Sales tax, Property Tax, for the building payable to Panchayat, Building tax welfare Fund, Service tax and /or any other such taxes or levies will have to be borne by the buyer. Any subsequent increase in such levies will also have to be borne by the buyer.


   When will I get the property registered in my name?

The sale deed for the undivided share in the land will be registered in the name of the buyer by the Promoter / Builder on receipt of the entire payment of the apartment as per the payment schedule. Cost of stamp paper, registration charges, legal and miscellaneous expenses, in connection with the registration of undivided share in land are to be borne in full by the purchasers.


   What would be the cancellation charges?

In the event of cancellation of a confirmed booking after execution of agreements, the amount paid will be refunded after deduction 20% and only after the builder re-allots the said apartment to another buyer.
